Selling a house can be overwhelming. Where do you put everything to make it look like literally no one lives there? Yes, that's the goal. The most sold homes look like they came straight out of a magazine and most of our homes don't look like that naturally. Especially if you have kids or pets. It seems virtually impossible. Here are just a few tips to help you prepare.

Maximize Views

IF YOUR HOME HAS A BEAUTIFUL VIEW, DON'T HIDe it WITH BLINDS OR CURTAINS. RAISE THE BLINDS OR PULL BACK THE CURTAINS. THIS CAN BE A MAJOR SELLING POINT FOR BUYERS. WHO WOULDN'T WANT TO HAVE A GORGEOUS VIEW TO WAKE UP TO EVERY MORNING? BELIEVE ME...THIS SELLS!

Less is More

OFTEN TIMES ALL OF US GET USED TO OUR HOMES BEING LIVED IN. WHY PUT THE THINGS WE USE ON A DAILY BASIS IN A DRAWER OR CABINET? WE TEND TO LEAVE IT OUT FOR CONVENIENCE, SO WE MAY NOT EVEN NOTICE THE CLUTTER THAT OTHERS MIGHT NOTICE WHEN SHOPPING FOR HOMES. NO, THEY AREN'T BUYING THE CLUTTER AND OF COURSE IT WILL BE GONE WHEN THEY MOVE IN, BUT A LOT OF TIMES IF TOO MUCH OF OUR EVERY DAY CLUTTER IS OUT IN PLAIN SITE, YOUR HOME MAY GET SCROLLED BY BECAUSE OF THAT REASON. SO INSTEAD...TEMPORARILY HIDE EVERYTHING. A FEW ACCENT PIECES ARE GREAT AND CAN BE HELPFUL, HOWEVER EVERY DAY ITEMS SUCH AS TOOTHPASTE, DISH SOAP, PAPERS AND MAIL CAN REALLY MAKE THE DIFFERENCE IN YOUR PHOTOGRAPHS.

Lights on or off?

THIS IS ALWAYS A QUESTION I GET AND TONS OF PHOTOGRAPHERS ARE ON THE FENCE. IT'S THE APPLE VERSES ANDROID DEBATE. SO...IN OTHER WORDS, DON'T SWEAT WORRYING ABOUT WHETHER TO TURN ALL LIGHTS ON OR LEAVE THEM OFF. EVERY PHOTOGRAPHER HAS THEIR OWN STYLE AND SOME PREFER ON AND SOME PREFER OFF. I PERSONALLY PREFER OFF, ALTHOUGH THERE ARE CASES I DO PREFER ON... IF SHOWCASING BEAUTIFUL LIGHTING FIXTURES OR IF USING LED LIGHTING. THE WARMER LIGHTS CAN SOMETIMES LEAVE A COLOR CAST THAT WILL NOT PHOTOGRAPH WELL. THEREFORE, MY OWN OPINION... JUST LEAVE THEM OFF. IT TAKES THE PHOTOGRAPHER A MILLISECOND TO TURN ON A LIGHT IF THEY PREFER TO PHOTOGRAPH THAT WAY.

Add More Greenery

WANT A SUPER SIMPLE TIP TO MAKE A HUGE DIFFERENCE? GREENERY! IT REALLY WORKS TO ADD A POP TO YOUR PHOTOGRAPH WHILE NOT MAKING IT FEEL CLUTTERED. A SUPER EASY ACCENT PIECE THAT IS DEFINITELY A GO-TO FOR ADDING INTEREST TO A PICTURE RATHER THAN TOO MANY ODDS AND ENDS.

Fans Always Off

THIS IS PROBABLY THE MAIN THING THAT MAKEs REAL ESTATE PHOTOGRAPHS LOOK UNPROFESSIONAL. A SPINNING FAN IS NOT GOING TO SHOWCASE THE FAN. IT'S GOING TO DRAW A BUYERS EYE TO THE FAN AND NOT IN A GOOD WAY. IF YOU'RE BUYING A HOME, YOU WOULD WANT TO KNOW WHAT THE FAN LOOKS LIKE AS WELL... OR AT LEAST HAVE AN IDEA. WHEN A FAN IS SPINNING, IT WILL CREATE A MOTION BLUR AND NOT A CRISP, CLEAR IMAGE OF WHAT THAT FAN LOOKS LIKE. SO, TURN THEM OFF.

with all of that being said, spend time focusing on the home. what showcases the features of the home? what pieces could you display that won't take away from the beauty of the home itself? what can you hide that is distracting and drawing attention away from the beauty of the home?

best wishes on selling!
